About this series
What it measures
Freddie Mac's weekly average rate on 30-year fixed-rate mortgages for borrowers with strong credit and a 20% down payment, based on applications submitted to Freddie Mac.
Why it matters
It is the most common benchmark for what a new home buyer pays to borrow and feeds directly into monthly payments.
Common misreads
It is an average for well-qualified borrowers; many people are quoted more or less. It does not include points and fees. It tends to move with the 10-year Treasury yield, not the fed funds rate. In November 2022 Freddie Mac switched the survey to applications data, a method break in the history.
